We are a 55 and Older Park
You must be at least 55 years of age, and if a second person resides, that person must be at least 40 years of age to rent or buy in Ameri-Cana Resorts Co-Op. You will be required to supply proof of age.
New owners, residents or renters are required to complete an occupancy application, adhere to a background check and be approved by the board of directors prior to residing in the park. If bringing in a recreational vehicle, it must be inspected and approved prior to entering the park.
You must obtain a copy of the recorded documents pertaining to the Co-Op. Park from the seller along with the two key FOBS (and transmitter if one was purchased) that goes with the lot when it is purchased. AMERI-CANA RESORTS CO-OP, INC. Documents are recorded: Florida Statutes Chapter 719. This is a Co-Operative: You own a Share in the Co-Op. and receive a Proprietary Lease (not a deed). You must record the Proprietary Lease at the County Courthouse and you pay Real Property Taxes. You may homestead if you qualify.
There is a monthly maintenance fee that includes: Water/Sewer/Trash/Lawn Service and Basic Cable TV. There is a Board of Directors/Budget/Reserve Fund.
As of January 1, 2022 the Maintenance Fee is $157.00 per month.
